Beneficiary Deeds

A “Beneficiary Deed” is a very valuable estate planning tool. Upon your death, or the last survivor of you and your spouse, Arizona real estate can be transferred any beneficiary or any number of beneficiaries. If you and your spouse want to leave your Arizona real estate to your three children, then you may do so under a beneficiary deed. The beneficiary deed does not transfer to the beneficiary any “present ownership interest” in the property and only becomes effective upon your death, if you are single or both you and your spouse, if you are married.
